2022 Election Results

NEWARK, DE – December 2, 2022
The Board of Directors of the La Grange Maintenance Corporation would like to thank all of our homeowners who participated in our annual online ballot and election process.

A total of 218 homes received a ballot with 92 homes (41%) recording their vote. As we found this was the most efficient, cost effective, and successful way to engage homeowners and obtain community wide feedback, we’ll likely use this method going forward.

Our annual ballot contained the election of officers as well as three proposals and we are pleased to announce the results as follows:

Approved (85%) – Annual dues of $350/property based on the Board’s completion and acceptance of the 2022 community budget. Your annual dues have been added to your Resident Center statement in advance as of January 1st and must be received on or before January 30th. Late fees will remain at 0.5% of the outstanding balance per month until paid in full.

Approved (85%) – Bylaw amendment to relax the restrictions surrounding the use and storage of basketball hoops throughout the community.

Approved (86%) – Bylaw amendment to remove the design guideline restrictions on the installation of satellite dishes and solar panels within the community.

Thanks to all who came out tonight for our 3rd annual HOA meeting. Despite a large number of questions & healthy discussions we were able to complete the meeting & votes in less time and with less friction than previous years.
This year the community chose to elect 7 board members. Congratulations to to the new board members and thank you to those who served over the past 12 months.

June Community Meeting – Budget & Pro-rated Assessment

Meeting Announcement
The next La Grange community meeting will be held on Wednesday, June 12th at 6:30 at the Delaware State Police Troop 2 Barracks. During the meeting we’ll provide updates on project status and discuss our budget and the pro-rated assessment for this year.

Budget & Assessments
The board of directors have established a budget to cover projected landscaping and other maintenance costs for the year. The 2019 budget has been calculated at $350 per unit, which is consistent with the proposed budget communicated to and accepted by the community at last year’s annual meeting.

To cover costs incurred since turnover, a pro-rated assessment for $205 will be mailed from IPS to residents of La Grange on 21 June. Payment will be due within 60 days of postmark. We believe this timeline will allow adequate opportunity for feedback, questions and building of community awareness before the assessments are mailed and due.

Turnover of Common Spaces

All,

Effective as of April 4th, ownership of the La Grange common spaces has transferred from the developers to the La Grange Maintenance Corporation (our HOA).  The Developer has additional turnover tasks regarding the bio-swales and roads/sidewalks which will be handled separately.


The board is working with IPS on finalizing bids for a spring cleanup and grounds keeping contract for the year.  We aim to complete this ASAP so that we can beautify the grounds before the grass and weeds get out of control.


The board is also working with IPS on establishing an initial budget which will be pro-rated for the expenses we expect to incur in the 2019 calendar year.  IPS will distribute the budget to the community via a mailer once it is complete. Your approval and/or feedback on this budget is crucial.

Rezoning of 10 Acre Parcel
